Why You Need BIM

Throughout history, from Stonehenge to the Eiffel Tower, the design and construction of buildings and structures has depended on 2D drawings to represent the work to be done.

But there were two major limitations:

1. They required multiple views to depict a 3D object in adequate detail for construction which made them highly redundant and thus open to errors

2. These 3D elements were depicted with line, arcs, circles and text which could be interpreted by builders and design professionals but many clients or building owners would have difficulty envisioning what their building was going to look like.

But now, with BIM, the process is reversed. The modeled 3D elements define the 2D drawings. If an object needs to be changed or moved, it need only be acted on once. BIM design tools then allow for extracting different views from a building model for drawing production and other uses. These different views are automatically consistent – in the sense that the objects are all of a consistent size, location, specification – since each instance of an object is defined only once, just as in reality. Thus, BIM allows us to produce coordinated, internally consistent construction documents which reduces errors, conflicts, RFI’s and the dreaded “change orders”.

BIM is a powerful visualization tool as well. It allows the client to see the finished product and not just rely on their imagination based on their interpretation of 2D drawings. With BIM we literally construct a project digitally in a virtual environment. We even locate it spatially in the precise global coordinates and orientation so that we could show you what the shadows will look like on Monday May 12th at 4:30 p.m. or any other date and time you can imagine. Any part of the building at any angle we can show it to you.
